NEWS ROUNDUP

FOR SALE: Colliers lists trophy MOB and mixed-use campus for sale in Las Vegas, NV. The newly constructed 80,471 SF, Class AA medical office building is located at 1655 E. Cactus Ave., part of The Village @ St. Rose in West Henderson. Delivered in 2024, the property is fully leased to a Fortune 10 company on a 15-year term. The offering includes the potential to acquire the entire campus, which features retail amenities, structured parking, and entitlements for future development. Mark Schuessler represented Colliers in the transactions.

ACQUISITION: Fairfield Advisors arranges $109.5M sale of 9-building MOB portfolio. The portfolio, anchored by tenants including Methodist UnityPoint, University of Iowa Health, Mercy-Trinity Health, and St. Mary’s-Tenet Health, was sold by Des Moines-based Graham Group. All properties are located on or adjacent to hospital campuses, in Des Moines, IA., Tucson, AZ., Pittsburgh PA., and Akron, OH. Doug Den Adel represented Graham Group, while Greg Trainor represented Fairfield Advisors in the transaction.

DEVELOPMENT: Cambridge Holdings breaks ground on $50M Frisco station MOB. The 85,800 SF medical office building at Frisco Station marks the first project in the area’s planned health and wellness district. Designed by Perkins & Will and built by Rogers-O’Brien Construction, the $50 million facility is slated to open in late 2026. Anchor tenants include Compass Surgical Partners, Orthopedic Institute of North Texas, and Lam Vascular & Associates. Chris Lipscomb of Transwestern Real Estate and Steve Wheeler from Cambridge Holdings are responsible for the leasing efforts at the medical center.

LEASE SIGNING: Hanger Clinic leases 19,000 SF for new care center in Schaumburg, IL. NAI Hiffman represented Hanger Clinic in a full-building lease at 640 E. Golf Road for its new Integrated Care Center. The former retail space was converted into a state-of-the-art orthotic and prosthetic clinic featuring testing areas, a full fabrication lab, and patient lifestyle simulation zones. NAI Hiffman’s Brian Edgerton represented Hanger Clinic, while CBRE’s Les Kristof represented the landlord, Golfwood Square, LLC, in the transaction.

FINANCING: Anchor Health Secures $67M refinancing for outpatient portfolio. Newmark arranged the refinancing for the 250,000 SF, 4-Flag Eastern Seaboard Outpatient Portfolio on behalf of Anchor Health Properties, provided by a regional bank. The 6-asset, 4-state portfolio is 98% leased, anchored by health system tenants including Prisma Health, Novant Health, Brown University Health, and Methodist Health System.
