CBRE facilitated the sale and financing of St. Joseph Medical Pavilion in Denver, Colorado.

ACQUISITION: CBRE facilitated the sale and financing of St. Joseph Medical Pavilion in Denver, Colorado. The 99,503 SF Class A MOB is located on the campus of St. Joseph Hospital and is 82% leased, anchored by Intermountain Health, alongside multiple physician groups. Chris Bodnar, Brannan Knott, and Cole Reethof, in partnership with Dann Burke, Stephani Gaskins, and Anna Schornstein, advised the seller, Fidelis Healthcare Partners. CBRE’s debt team, led by Zack Holderman, Anthony Sardo, and Jesse Greshin, secured financing for the buyer, Lincoln Property Company.

ACQUISITION: Berkadia announces the sale of two Class A MOBs to SG Property Services, LLC.  The transaction was led by Vasili Davos, Sabrina Solomiany, Chris Lashmet, and Eric Lee of Berkadia on behalf of the seller, CMK Properties. Woodforest Medical Plaza is a 48,516 SF facility in Montgomery, Texas, 94% leased to tenants including Sterling Ridge Orthopedics & Sports Medicine, Revive Aesthetics Regenerative Medicine, Alliance MRI, Woodforest Foot & Ankle, and an ambulatory surgery center operated by a joint venture between Memorial Hermann and USPI. Williamson Health Center is a 34,709 SF, fully leased facility in Spring Hill, Tennessee, anchored by Williamson Health under a 15-year lease.

ACQUISITION: Colliers facilitates $12.85M sale of Tampa Bay medical offices. An 18,677 SF building at 2201 Central Ave. in St. Petersburg sold for $8.25 million to 2201 Central Avenue Property, LLC. An 8,192 SF building at 5041 W. Cypress St. in Tampa sold for $4.6 million to Brandon H-D Properties, LLC and AMR Redux, LLC. Juan Vega of Colliers represented the sellers, MLF Pathways, LLC, and Crespo & Associates, PA. Archer Group Real Estate, LLC and Seacrest Advisory, LLC represented the St. Petersburg buyer, while John DeLaVergne of DeLaVergne & Company represented the Tampa buyers.

IRA Capital expands healthcare platform with 16-property portfolio.

ACQUISITION: IRA Capital expands healthcare platform with 16-property portfolio. IRA Capital, in a joint venture with Canada Pension Plan Investment Board and a global institutional investor, acquired a 517,680 SF, 16-property medical outpatient portfolio across Texas, Florida, North Carolina, and Indiana. The portfolio was purchased off-market from a publicly traded REIT. Jay Gangwal, Co-Founder and Managing Partner of IRA Capital, led the acquisition.

Pinecroft Realty breaks ground on Shenandoah medical plaza.

DEVELOPMENT: Pinecroft Realty breaks ground on Shenandoah Medical Plaza. Pinecroft Realty held a groundbreaking for a 39,833 SF, three-story medical office building at 8933 Tamina Road in Shenandoah. The project is built by O'Donnell/Snider Construction and is 100% preleased and owner-occupied, featuring multi-specialty healthcare providers, including primary care, nephrology, urology, cardiology, and infectious disease. The medical plaza is scheduled to open in January 2027.
