NEWS ROUNDUP

ACQUISITION: Berkadia announces the sale and financing of Greenhouse Medical Plaza, a 116,869 SF Class A MOB in Houston. Located at 2051 Greenhouse Road, the asset is 57% leased to a diverse healthcare tenant mix, including a surgery center, imaging, orthopedics, pediatrics, dermatology, ophthalmology, and a clinical learning center for Western Governors University. Vasili Davos, Sabrina Solomiany, Chris Lashmet, and Eric Lee of Berkadia Medical & Life Sciences led the transaction on behalf of the seller, Transwestern. The property was acquired by Edloe Realty, with acquisition financing secured through Frost Bank.

ACQUISITION: Marcus & Millichap facilitates the sale of Overton Park Professional Center in Fort Worth, Texas. Located at 4335 S. Hulen St., the 18,102 SF, multi-tenant, two-building asset was built in 2000 and is 100% leased. Chris Gainey and Philip Levy represented the seller, a DFW-based private partnership, while Philip Levy and Zan Colin procured the New York-based 1031-exchange buyer.

ACQUISITION: Newmark facilitates the $71 million sale of Long Ridge Medical Center in Stamford, Connecticut. The 197,000 SF property, located at 260 Long Ridge, is 81% leased with a 10.6-year WALT and anchored by Yale New Haven and Stamford Health. Ben Appel, Douglas Harmon, Michael Greeley, Jay Miele and Justin Shepherd led the transaction, with John Nero and Ron Ott handling debt placement, alongside Conor Hilton, Chad Prescher and Drew Martin.
