NEWS ROUNDUP

ACQUISITION: CPF Healthcare Real Estate acquires a 117,250 SF MOB at 4660 Kenmore Avenue in Alexandria, Virginia, in an off-market transaction. The acquisition adds Alexandria Professional Center to CPF Healthcare Real Estate’s portfolio, aligning with its value-add investment strategy in Northern Virginia. Avison Young arranged the sale, with Jim Kornick, Mike Wilson, and Erik Foster representing the transaction. The buyer also retained Avison Young for property management services.

ACQUISITION: Montecito Medical Real Estate acquires a nearly 50,000 SF orthopedic medical office building in Gilbert, Arizona, for $32.3M. The property was purchased from Sphere Investments and is fully leased to OrthoArizona. The facility opened in 2019 and was previously acquired by Sphere Investments in 2021 for $23.6 million. The acquisition expands Montecito Medical’s national portfolio of medical office assets.

DEVELOPMENT: A joint venture between MAS AJP and Flagler Healthcare announces plans to develop MedSquare® Port St. Lucie, a Class A MOB at 190 SW Becker Road. The approximately 68,000 SF project is underway with delivery expected in Q4 2027. Cleveland Clinic will anchor the facility, occupying the full 34,000 SF first floor. The building will feature modern design elements, flexible medical layouts, advanced infrastructure, and ample parking to support outpatient care demand. Alberto J. Pérez and Chris Coots highlighted the project’s strategic location and growing healthcare needs in Port St. Lucie.
