Montecito Medical acquires a 44,000 SF MOB in Mechanicsville, Virginia.

ACQUISITION: Montecito Medical acquires a 44,000 SF MOB in Mechanicsville, Virginia. The two-story property, built in 2024, is fully leased to Virginia Women’s Center, a specialty provider affiliated with Privia Health. Rus Gudnyy and Chip Conk were involved in the transaction.

ACQUISITION: Marcus & Millichap facilitates the $4.3 million sale of a net-leased Heartland Dental property in Pewaukee, Wisconsin. The 5,200 SF building, located at 1459 Capitol Dr., sits on 1.11 acres and is leased under a 12-year absolute triple-net agreement. Zack House, Alex Frankel, Mark Ruble, and Chris Lind, along with Todd Lindblom, represented the seller, a Delaware limited liability company, and procured the buyer, a California corporation.

Cerus Development advances construction of Ascalon Medical Office Park, a 45,000 SF, three-story Class A facility at 4829 Williams Drive in Georgetown, Texas.

DEVELOPMENT: Cerus Development advances construction of Ascalon Medical Office Park, a 45,000 SF, three-story Class A facility at 4829 Williams Drive in Georgetown, Texas. The project is designed to accommodate independent physicians with infrastructure supporting surgical suites, imaging (including MRI), ambulatory care, and emergency services. John Readyhough and Eric Visser are leading the project. Hunter Jones will oversee leasing. Georgetown Mayor Josh Schroeder has expressed support for the development, which aims to expand access to high-quality outpatient care in the region. The project was designed by Al York of McKinney York Architects.
