NEWS ROUNDUP

ACQUISITION: CBRE facilitates the sale of Fresenius Woodland Hills, a 21,080 SF MOB in Woodland Hills, California, to a private investor. The newly renovated, single-tenant dialysis clinic is fully leased to Fresenius Kidney Care under a long-term lease with approximately 13 years remaining. The facility features 33 dialysis stations and underwent $5.34M in improvements in 2025. Chris Bodnar, Brannan Knott, Zack Holderman, Anthony Sardo, Cole Reethof and Jesse Greshin of CBRE, along with Toby Scrivner, Scott Briggs and Kelly Largent of Northmarq, represented the seller, Adler Realty Investments.

ACQUISITION: Healthpeak Properties, Inc. and Brookfield Asset Management form a joint venture involving 86 outpatient medical properties totaling approximately 5.6M SF across 11 states, valued at approximately $2.1B. The portfolio is 95% leased with a six-year weighted average remaining lease term. Brookfield and its affiliates hold a 49% non-controlling interest, while Healthpeak retains a 51% controlling interest and will provide asset management, leasing and property management services. Adam Mabry, CIO of Healthpeak, said the venture provides long-term capital while preserving the company’s operational control and participation in future value creation. Newmark served as financial advisor and Kirkland & Ellis LLP as legal advisor to Brookfield.

ACQUISITION: Montecito Medical acquires a 162,000 SF outpatient medical property in Eugene, Oregon, fully leased to PeaceHealth Medical Group. The mission-critical facility serves as a major outpatient hub for PeaceHealth and is strategically located between downtown Eugene and the University of Oregon. Rus Gudnyy highlighted the firm’s long-term real estate partnership with PeaceHealth. Alicia Beymer said the transaction will allow PeaceHealth caregivers to remain in place and continue serving patients. Chip Conk noted that the acquisition marks the firm’s second Pacific Northwest acquisition in June.
