ACQUISITION: Montecito Medical acquires a 40,000 SF MOB in Hartland, Wisconsin, a Milwaukee suburb, fully occupied by Aurora Health. The property provides multiple medical specialties and strengthens Montecito’s healthcare real estate presence in Wisconsin and the Upper Midwest. Rus Gudnyy, SVP of Investments at Montecito Medical, highlighted the firm’s longstanding relationship with Aurora Health. Chip Conk, CEO of Montecito Medical, said the acquisition further expands the company’s investment footprint in the Milwaukee area.

ACQUISITION: Flagship Healthcare Properties expands its long-term relationship with Lexington Clinic through acquisitions, development and property management services supporting the practice’s healthcare real estate strategy. The relationship began in 2018 with Flagship’s acquisition of a five-building, approximately 144,247 SF medical office portfolio. In 2021, Flagship acquired Lexington Clinic’s 116,997 SF headquarters at 1221 South Broadway for $49.16M. In 2025, Flagship’s development team delivered a new approximately 53,000 SF MOB at 1207 S. Broadway for Lexington Clinic’s orthopedic department and related services. The project was recognized in 2026 as the winner of HREI’s 2025 Best New Medical Office Buildings and Other Outpatient Facilities award in the 50,000-to-99,999 SF category.

ACQUISITION: A California-based private investor acquires 6200 Central Avenue, a 4,700 SF single-tenant MOB in Portage, Indiana, for $1.675M. The property is fully occupied by Northwest Medical Group, a Community Health Systems subsidiary, under a 10-year net lease. The building was redeveloped in 2020 to the tenant’s specifications at a cost of approximately $842,000. Jason St. John and AJ Patel of Greenstone Partners exclusively represented the seller, a regional developer. The transaction closed just nine days after contract execution.
