ACQUISITION: Vitalis acquires MOB in Kissimmee, FL. Built in 2020 near AdventHealth Celebration Hospital and Disney World, the 12000 SF pulmonary and sleep medicine center is fully leased to a leading single-specialty practice under a new 12-year absolute net lease. The facility was purchased through a sale-leaseback transaction from the physician owners at an undisclosed price.

ACQUISITION: Elliott Bay Capital Trust and Pantheon acquire an outpatient medical facility in Surprise, AZ. Anchored by Banner Health and Optum Health, along with Spooner Physical Therapy as a co-tenant, the 26,200 SF property is strategically located near Surprise City Center and Banner’s Del E. Webb Medical Center. The facility is fully leased to tenants providing primary care, pediatrics, OB/GYN, physical therapy, wellness, and mental health services. CEO Christian Whipple represented Elliott Bay in the transaction.

ACQUISITION: Colliers U.S. Healthcare Capital Markets closes the sale of Augusta Vascular Center. The two-story, 21,430 SF vascular clinic and surgery center in Augusta, GA., is fully leased to Azura Vascular Care and guaranteed by Fresenius Medical Care Holdings (Moody’s: Baa3). The property, adjacent to Piedmont Augusta Hospital in the city’s medical district, features a new state-of-the-art surgery center and a long-term lease. The transaction was brokered by Jordan Selbiger, CJ Kodani, Josiah Gunter, and David Hochstrasser of Colliers U.S. Healthcare Capital Markets.

DEVELOPMENT: Lehigh Valley Health Network (LVHN) holds a ceremonial beam raising for its new neighborhood hospital and MOB in Hellertown, PA. Developed in partnership with Peron Development and J.G. Petrucci Company, the three-story, 90,000 SF facility will feature a 24/7 emergency room, 10 inpatient beds, imaging, labs, rehabilitation services, and a first-of-its-kind comprehensive sleep center. The hospital is expected to open mid-2026. Holly Badali, Eric Bean, and Jim Miller represented LVHN in the ceremony.

FINANCING: Berkadia Medical & Life Sciences arranges $75M in acquisition financing for Maryland Trade Center III on behalf of CPF HCRE. Built in 1989 and renovated between 2018–2023, the 192,112 SF, 12-story Class A medical outpatient building in Greenbelt, MD., is 75% leased and serves as the flagship medical building for Luminis Health. This marks the third seed property under the pooled loan facility.
