NEWS ROUNDUP

ACQUISITION: A group of private investors acquires 820 Clermont St., a 14,560 SF medical office property in Denver, Colorado, for $2.16M in an all-cash transaction. Located one block south of the Rose Medical Campus, the property sits on 0.25 acres and features recent capital improvements. The new ownership plans to lease the available space. Erik Enstad, Brandon Kramer, and Chadd Nelson of Marcus & Millichap’s Denver office exclusively represented the seller, an owner-user, and procured the buyer.

ACQUISITION: Crown MedRealty Partners acquires a six-property, 35,585 SF medical outpatient portfolio across Holland, Grand Haven, Caledonia, Grand Rapids, Grandville, and Allegan, Michigan. The portfolio is 100% occupied by Michigan ENT & Allergy Associates, an established West Michigan ENT and allergy practice. HREA | Healthcare Real Estate Advisors advised on the transaction. Financial terms were not disclosed. The acquisition brings Crown MedRealty’s Michigan footprint to 10 medical outpatient properties totaling more than 100,000 SF and marks the firm’s fourth acquisition of 2026.

DISPOSITION: A leasehold interest in Sand Canyon Medical, a 10-story, approximately 115,791 SF MOB on the Hoag Irvine campus in Irvine, California, is being offered for sale. The trophy MOB is approximately 90% leased to 21 tenants with a 2.21-year WALT and in-place rents about 15.43% below market, providing near-term upside. Tenants include RadNet, Hoag, City of Hope, and Orthopaedic Institute of Newport Beach. The property also offers top-of-building signage visible to approximately 280,000 vehicles per day and has roughly 38 years remaining on its ground lease.
