ACQUISITION: BGO acquires Class A ambulatory surgery center in Durham, NC. EmergeOrtho Southpoint, a 35,171 SF, fully leased Class A medical outpatient building and ambulatory surgery center, is located at 7810 NC Highway 751 in Durham, North Carolina. Built in 2020, the two-story facility is leased long-term to EmergeOrtho, one of the state’s largest orthopedic groups. Kevin Yen led the acquisition for BGO. CBRE advised the seller, and Mintz Levin Cohn Ferris Glovsky Popeo served as legal counsel to BGO.

ACQUISITION: Colliers closes sale of Southside Surgery Portfolio in Jacksonville, FL. The fully leased, two-building medical outpatient portfolio is anchored by high-volume ambulatory surgery centers specializing in ophthalmology and plastic surgery. Located next to the 309-bed Ascension St. Vincent’s Hospital and positioned between I-95 and I-295, the portfolio offers strong regional accessibility and supports long-tenured tenants serving patients across the expanding Jacksonville MSA.

HREA announces sale of Pocono Medical Outpatient Buildings in East Stroudsburg, PA.

ACQUISITION: HREA announces sale of Pocono Medical Outpatient Buildings in East Stroudsburg, PA. The assets, totaling 32,916 SF, sit directly across from Lehigh Valley Hospital – Pocono and adjacent to the Lehigh Valley Health – Dale and Frances Hughes Cancer Center. The buildings are positioned within the area’s primary healthcare corridor and benefit from their integration into the expanding Lehigh Valley Health Network, which merged with Jefferson Health in 2024.

Sanders Capital Partners acquires AMA MOB in Kennett, Missouri for $3.5 million.

ACQUISITION: Sanders Capital Partners acquires AMA MOB in Kennett, Missouri for $3.5 million. Birmingham-based investment firm acquired the multi-specialty healthcare facility, which is backed by a new long-term lease with American Medical Administrators, Inc. The property features five suites that provide primary care, interventional pain management, laboratory services, radiology, and a dedicated space for vascular and interventional procedures. Jackson Stewart led the transaction. The acquisition expands Sanders Capital Partners’ healthcare real estate portfolio across the Southeast, Midwest, and Southwest, strengthening its focus on long-term, mission-critical medical assets.

MCB completes Drexeline MOB near Philadelphia.

DEVELOPMENT: MCB completes Drexeline MOB near Philadelphia. The new 60,000 SF, three-story, fully leased medical facility, located at 5100 State Road, is part of the $100 million Drexeline Town Center redevelopment and follows a $20 million construction loan secured from Firstrust Savings Bank. Children’s Hospital of Philadelphia occupies the entire first floor with a primary care office and 24 exam rooms, while Delaware County Human Services is relocating from Upper Darby to occupy the remaining space. The property sits on a 3.5-acre site near Interstate 476, roughly 10 miles from downtown Philadelphia and 13 miles from Philadelphia International Airport.
