ACQUISITION: Mareblu Medical Center trades in Aliso Viejo, CA. Newmark’s U.S. Healthcare Capital Markets team closed the equity sale of Mareblu Medical Center, a 34,687 RSF Class A medical outpatient building. The three-story facility is 100% leased to fifteen tenants and anchored by a newly built Hoag Orthopedic Institute ambulatory surgery center, which occupies the entire first floor under a 15-year lease. The upper floors house a mix of oral surgery, plastic surgery, dentistry, and family medicine providers.

ACQUISITION: Matthews facilitates $10.8M sale of Texas Children’s Pavilion for Women in Austin, Texas. The 12,750 SF, Class A medical facility is located at 9817 N Lake Creek Pkwy. Developed in 2023, the single-tenant building is backed by a long-term net lease with an investment-grade pediatric and women’s health system. Senior Vice President & Senior Directors Rahul Chhajed and Michael Moreno, along with Vice President & Director Tyler Swade, represented the buyer in the transaction. The deal closed after a 47-day escrow with smooth collaboration from all parties.

Colliers brokers sale of West Columbia medical office to Roots Integrative Medicine.

ACQUISITION: Colliers brokers sale of West Columbia medical office to Roots Integrative Medicine. The 8,100 SF medical office building is located at 206 Medical Circle in West Columbia, South Carolina. Mary Winter Teaster and Sydney Lanham represented the seller, Rod Shiver, while John Gressette and Rox Pollard III represented the buyer, Roots Integrative Medicine. Located across from Lexington Medical Center, the building will now be partially occupied by Roots Integrative Medicine, with Specialized Dental Partners and Total Care Mobile Lab continuing as tenants. Chelsea Turner of Roots noted the practice’s growth and mission as it expands into its second location.

Bremner Healthcare Real Estate opens new MOB in Brownsburg.

DEVELOPMENT: Bremner Healthcare Real Estate opens new MOB in Brownsburg. The new state-of-the-art medical office building on the Hendricks Regional Health Brownsburg Hospital campus marks a major step in expanding outpatient healthcare on Indianapolis’ northwest side. The facility is located at the northwest corner of I-74 and Ronald Reagan Parkway. Executive Vice President Kevin Knue highlighted the project as a key investment in Brownsburg’s healthcare infrastructure and a reflection of the company’s partnership with Hendricks Regional Health.

Davis secures $171 million in refinancing along with an additional advised line of credit of up to $250 million through Capital One Healthcare.

Mark Davis and Stewart Davis emphasized that the renewed facility enhances capital flexibility, supports future acquisitions, and reinforces the firm’s investment platform. The portfolio includes an average occupancy of 98%, a WALT of 8 years, and more than 80 tenants, including MHealth Fairview, Hartford Healthcare, University of Texas, University of Iowa, Ochsner, and Fresenius.
