NEWS ROUNDUP

ACQUISITION: CBRE brokers sale of One Daniel Burnham Court MOB in San Francisco. The108,362 SF, multi-tenant MOB is approximately 80 percent occupied. The property features a subterranean parking garage with 172 dedicated spaces and benefits from proximity to major transit and highways in one of the nation’s most supply-constrained medical office markets. Chris Bodnar, Brannan Knott, Zack Holderman, Cole Reethof and Jesse Greshin of CBRE U.S. Healthcare Capital Markets partnered with Kyle Kovac and Mike Taquino of CBRE San Francisco Capital Markets, Brad Zampa of CBRE San Francisco Debt & Structured Finance, and Trask Leonard of Bayside Realty Partners as exclusive advisors to the seller.

ACQUISITION: Cushman & Wakefield brokers sale of two South Florida MOBs. Cushman & Wakefield represented ShareMD in the sale of two medical office buildings in Fort Lauderdale and Boynton Beach, Florida, to Echo Real Estate. In Boynton Beach, the 31,747 SF MOB at 2828 S. Seacrest Blvd., located adjacent to Bethesda Hospital East, sold for $6.9 million. In Fort Lauderdale, the 28,277 SF, four-story MOB at 5353 N. Federal Highway sold for $4.55 million and is predominantly leased to medical office users. Scott O’Donnell, Mike Ciadella, Greg Miller and Miguel Alcivar, along with Healthcare Capital Markets advisors Gino Lollio and Travis Ives, acted on behalf of the seller.

ACQUISITION: JLL selected to lead leasing at Pembroke Pines Medical Plaza following New York Life acquisition. The 91,956 SF, four-building Class A outpatient medical campus in Pembroke Pines, Florida, was recently acquired by New York Life Real Estate Investors for $38.3 million. The sale was completed by JLL Capital Markets. Following the acquisition, New York Life Real Estate Investors has launched a comprehensive capital improvement program to modernize the campus, including exterior upgrades, new monument signage, refreshed landscaping, and renovations to common areas and corridors. Brady Titcomb of JLL will lead leasing efforts.

DEVELOPMENT: A joint venture between PMB and Sharp Rees-Stealy opens new medical office facility in Chula Vista. The new 75,000 SF, three-story medical outpatient facility at 480 H St. in Chula Vista, California, replaces two former Sharp Rees-Stealy buildings. Sharp Rees-Stealy will fully occupy the property. Project partners included HGW as architect, Pacific Building Group as general contractor, and Solaris Community Capital as New Market Tax Credit consultant, with Chase New Markets Corp., Civic Community Partners, and Border Communities serving as NMTC lenders. The project also includes a 127,000 SF parking structure with 375 spaces connected via a second-floor pedestrian bridge.

FINANCING: Centurion Foundation secures $130.8M construction loan for Fort Lauderdale MOB. UMB Bank provided the leasehold mortgage through a tax-exempt bond. The project is being developed on a 1.8-acre site at 1611 S. Andrews Ave. under a lease with Broward Health, adjacent to Broward Health Medical Center. The eight-story, 188,000 SF medical office building will feature 129 exam rooms, expandable to 237, and will house specialties such as cardiovascular services, pulmonology, primary care, gastroenterology, neuroscience, and women’s services. The project is designed by The Beck Group in collaboration with DMZ Architects and is targeted for completion in 2027.
