ACQUISITION: Fairfield Advisors brokers $8.1M sale of Chattanooga MOB. The Center for Sports Medicine & Orthopaedics is a 30,596 SF, single-tenant medical office building in downtown Chattanooga, Tennessee. The property, long occupied by a local orthopedic group, is located adjacent to Parkridge Medical Center Hospital within the city’s medical corridor. Greg Trainor led the transaction, noting the firm leveraged its network to secure the right buyer and long-term ownership for the tenant.

ACQUISITION: Vantage Commercial brokers sale of fully leased MOB in Cape May County. The property sold in under three months from listing to settlement. Ken Richardson, Vice President and Partner, and Emily Stein, Managing Director, both of Vantage Commercial, jointly marketed the asset. The building was 100 percent leased to Certified Dermatology and Children’s Hospital of Philadelphia, driving strong investor demand and an efficient closing.

LEASE SIGNING: WellLife Network signs long-term lease at Hutchinson Metro Center in The Bronx. Simone Development Companies has signed a new long-term lease with WellLife Network for 4,290 SF at 1776 Eastchester Road within the Hutchinson Metro Center campus in The Bronx, New York. WellLife Network was represented by Rob Lella, Darren Leiderman and Nicole Alper of Colliers. Simone Development’s in-house leasing and legal teams represented ownership. Sherry Tucker, CEO of WellLife Network, and Joe Simone, president of Simone Development Companies, highlighted the expansion as part of the organization’s continued growth in The Bronx. Hutchinson Metro Center Atrium is a 361,857 SF mixed-use complex offering Class A medical and office space.

DEVELOPMENT: Anchor Health Properties opens third HonorHealth Complete Care facility in Phoenix area. The 12,187 SF stand-alone hybrid emergency department and urgent care center is located at 25550 N. Lake Pleasant Parkway in Peoria, Arizona, within Lake Pleasant Towne Center. Sean Miller of Anchor, Rick Murdock of HonorHealth and Mason Deal of Intuitive Health highlighted the project’s role in expanding access to efficient, cost-effective care in the Northwest Valley. Anchor provided full development services. The project team included Devenney Group Architects and JE Dunn Construction.

FINANCING: Hill Cos. secures $48M refinancing for Denver-area MOB. Synergy Medical Center, a 104,000 SF medical office building in Englewood, Colo., is a part of the Swedish Medical Center campus. Completed in 2021, the five-story facility features 14,000 SF of first-floor retail, an attached garage with 325 spaces, and tenants including HCA HealthOne, providing ambulatory, neurosurgery, orthopedics, and physical therapy services. Värde Partners originated the three-year, floating-rate loan in a deal arranged by Newmark. Ramsey Daya, Chris Moritz, and Grant Gooding of Newmark facilitated the financing.
