ACQUISITION: Berkadia Medical & Life Sciences announces the sale of the Covenant Health MOB in Lubbock, Texas. The 20,880 SF, three-story medical facility is strategically located on the campus of the 381-bed Covenant Medical Center within the Lubbock Medical District and is 100% leased under a long-term absolute net lease to Covenant Health, a subsidiary of Providence Health (S&P: A). Founded in 2012, RealtyMogul provides individual investors access to institutional-quality commercial real estate nationwide and was acquired by The Wideman Company in Q4 2025. Vasili Davos, Sabrina Solomiany, Chris Lashmet, Eric Lee, and Kyle Saifi served as exclusive advisors to the seller, RealtyMogul.

ACQUISITION: CBRE arranges $36.4M sale of Valley Parkway Health Center. The 72,000 SF, Class A medical office building is located at 488 East Valley Parkway in Escondido, California. Neighborhood Healthcare acquired the four-story, multi-tenant facility. CBRE’s Lars Eisenhauer and Dan Henry represented the seller, while Chris Ross and Ben Schiesl of JLL represented the buyer. The property offers access to Interstate 15 and State Route 78 and includes an ambulatory surgery center, endoscopy center, on-site pharmacy, and cardiology lab services.

ACQUISITION: Cushman & Wakefield brokers $56M sale of Michigan OneOncology portfolio. Michigan OneOncology Cancer Center portfolio is a five-property, 152,289 SF oncology-focused medical outpatient portfolio across Grand Rapids, Holland, Norton Shores, and Big Rapids, Michigan. The portfolio was 100% occupied at closing. OneOncology operates the centers in partnership with The Cancer & Hematology Centers. Cushman & Wakefield Healthcare Capital Markets leaders Gino Lollio, Travis Ives, Tyler Morss, and Garrett Keais represented the seller.

ACQUISITION: CBRE closes sale of Southwest Medical Village in Austin, Texas. The 71,394 SF, Class A medical outpatient building was 98 percent occupied at closing and is located within Southwest Austin’s Healthcare Village. Premier Family Physicians anchors the property. The asset benefits from long-term tenant stability, full lease renewals achieved in 2024 and proximity to high-income residential neighborhoods within the fast-growing Austin MSA. CBRE U.S. Healthcare Capital Markets professionals Chris Bodnar, Brannan Knott, Zack Holderman, Cole Reethof and Jesse Greshin, together with Scott Carter and Brandy Spinks of CBRE Texas Healthcare Advisory Services, and Will Stewart and Marshall Thurmond of Transwestern, served as exclusive advisors to the seller.

FINANCING: Newmark U.S. Healthcare Capital Markets closes and finances Clover-Laurel Portfolio. Clover-Laurel Portfolio is a nationwide 24-property medical office portfolio totaling approximately 1.52 million SF. IRA Capital acquired the portfolio, with Newmark serving as exclusive sell-side advisor and arranging the acquisition financing on behalf of the buyer. The portfolio spans 11 states and was 84 percent leased at closing, with a 4.3-year weighted average lease term and average contractual rent growth of 2.93 percent. Approximately 75 percent of tenancy is comprised of hospitals and dominant physician groups, with 93 percent of NOI generated from on-campus and campus-adjacent assets.
