ACQUISITION: MatthewTM facilitates the $19.9M sale of UnitedHealthcare-operated facility. ProHealth Physicians of Bristol, a 26,000 SF, Class A outpatient medical facility is located at 1251 Farmington Ave. in Bristol, Connecticut. A private retail fund acquired the single-tenant asset, which is operated by UnitedHealthcare. The asset is fully leased under a long-term NNN agreement and benefits from UnitedHealthcare’s investment-grade credit profile. Matthews™ Senior Vice President & Senior Directors Rahul Chhajed and Michael Moreno, along with Vice President & Director Tyler Swade, represented the buyer in the transaction.

Halpern Enterprises Inc. leases 4,900 SF to Resurgens Orthopaedics in Griffin.

LEASE SIGNING: Halpern Enterprises Inc. leases 4,900 SF to Resurgens Orthopaedics in Griffin. The 108,500 SF shopping center is located at 1459 N. Expressway in Griffin, Georgia. Griffin Crossroads, built in 2001, is shadow-anchored by Walmart Supercenter and includes tenants such as Marshall’s, PetSense, Hibbett Sports and Great Clips. The center sits at the intersection of GA-92 and U.S. Highway 19/41, across from Halpern-owned North Griffin Square. Dan Gagne, leasing director at Halpern Enterprises, negotiated the lease. ColliersAndrew Walker and Michael Lipton represented Resurgens Orthopaedics in the transaction.

Crown MedRealty Partners acquires single-tenant MOB in Portland, Oregon.

ACQUISITION: Crown MedRealty Partners acquires single-tenant MOB in Portland, Oregon. The 35,419 SF, physician-owned, single-tenant medical outpatient building was acquired through a long-term sale-leaseback with Broadway Medical Clinic (BMC). The transaction marks Crown’s second medical office acquisition in Oregon within the past four months, further expanding its Pacific Northwest footprint. Chris Nordstrom and Steve Bessenbacher led the acquisition efforts for Crown MedRealty Partners. Brian Hanson and Josh Bean of ETHOS Commercial Advisors represented the seller in the transaction.

Elliott Bay Capital Trust and Pantheon acquire Aultman Health outpatient facility in Ohio.

ACQUISITION: Elliott Bay Capital Trust and Pantheon acquire Aultman Health outpatient facility in Ohio. The 34,085 SF outpatient medical facility in Carrollton, Ohio was acquired through a sale-leaseback with The Aultman Foundation. Purpose-built by Aultman Health, the property serves as a primary outpatient care hub for Carroll County. As part of the transaction, Aultman Health entered into a new long-term lease and will reinvest proceeds into capital improvements at the facility, reinforcing its long-term commitment to the market. Christian Whipple leads Elliott Bay Capital Trust as CEO. Pantheon participated as Elliott Bay’s investment partner, while The Aultman Foundation served as the seller and long-term tenant.

Berkadia Medical & Life Sciences arranges refinancing for Renton Medical Pavilion.

FINANCING: Berkadia Medical & Life Sciences arranges refinancing for Renton Medical Pavilion. The refinancing of Renton Medical Pavilion, a four-story, 39,356 SF medical outpatient building in Renton, Washington, was completed on behalf of Accretive Realty Advisors. Built in 1989 and renovated in 2023, the property is located across from Valley Medical Center, Washington’s largest public district hospital. Sabrina Solomiany served as exclusive advisor to Accretive Realty Advisors.
