ACQUISITION: A private net lease REIT acquires a three-building, 34,313 SF medical office portfolio in Jeffersonville, Indiana, for $6.2M through a sale-leaseback transaction. Located at 1802, 1804, and 1806 E. 10th Street, the portfolio is leased to an established medical practice under a 10-year triple-net lease. The properties provide primary care, urgent care, laboratory, and behavioral health services and are situated within the Louisville MSA. Marcus & Millichap's Gus Poulos and Forest Bender represented the seller, a local private individual, and also procured the buyer.

The 100% leased campus is anchored by City of Hope and provides a full range of outpatient oncology services. Located near the AZ 101 Loop and Interstate 17, the property is also close to HonorHealth Deer Valley Medical Center. CBRE's Chris Bodnar, Brannan Knott, Zack Holderman, Anthony Sardo, Cole Reethof, and Jesse Greshin, together with Phil Wurth, represented the seller in the transaction.

EXPANSION: Anchor Health Properties commences construction on a 20,626 SF MOB in Lawrenceville, Georgia, expanding its healthcare footprint in the Atlanta MSA. The development is located adjacent to a 40,000 SF medical facility acquired by Anchor Health Properties in 2023 and will serve as part of a growing multi-specialty outpatient campus near Northside Gwinnett Hospital. The Women’s Group of Gwinnett and US Fertility will anchor the new facility. Mervyn Alphonso, Elliott Sellers and Joe Hackney are leading the project on behalf of Anchor Health Properties. Project partners include LDDBlueline, Freese Johnson and Kimley-Horn.
