NEWS ROUNDUP

ACQUISITION: Matthews™ completes the $7M sale of two MOBs totaling 18,972 SF in Tucker, Georgia. The property is leased to Atlanta Heart Specialists and Physio Physical Therapy and was acquired by Maple Street Management as part of a 1031 exchange. The transaction ranked as the third-highest medical office sale in the Northlake/Lavista submarket over the past year. Ryan Burke, Michael Moreno and Rahul Chhajed of Matthews™ represented the seller in the transaction.

ACQUISITION: Montecito Medical acquires a 13,620 SF MOB in Waco, Texas. The fully occupied property is leased to GI Alliance, the nation's largest physician-led gastroenterology organization, and includes an ambulatory surgery center. Rus Gudnyy and Chip Conk led the acquisition for Montecito Medical. The acquisition expands Montecito Medical's relationship with GI Alliance and strengthens its presence in Texas.

FINANCING: Andalex Group secures a $103M refinancing for Sylvan Corporate Center, a 276,000 SF medical office campus in Englewood Cliffs, New Jersey. The financing, provided by RXR, Waterfall Asset Management, and New York Life Investment Management, refinances an existing loan and supports the 20-year renewal and expansion of anchor tenant Englewood Health. The expansion will double Englewood Health's footprint to approximately 202,000 SF, including a new outpatient imaging and therapeutics center and physician network office space.
