NEWS ROUNDUP

ACQUISITION: Fairfield Advisors facilitates $7.5M sale of Cranberry Surgery Center. The 20,650 SF Cranberry Surgery Center is located at 105 Brandt Dr. in Cranberry Township, PA. The single-tenant facility is home to a leading ophthalmology group backed by a national private equity firm. Ben Whitney, Senior VP at Fairfield Advisors, led the transaction.

ACQUISITION: Jacobson Properties arranges sale of Sambursky Eye & Esthetics and the Greater Binghamton Eye Surgery Center. The 25,648 SF MOB and ASC is located at 530 Columbia Drive, Johnson City, New York. Lisa Menin of Jacobson Properties served as exclusive advisor to seller, LLC. The buyer, an institutional healthcare real estate investment firm, acquired the asset for an undisclosed price. SightMD, which acquired Sambursky Eye in December 2024, signed a new long-term lease at the property.

DEVELOPMENT: Hackensack Meridian opens Clifton Health & Wellness Center. Located at 1 Metro Blvd, the 60,000 SF facility offers primary care, urgent care, rheumatology, GI, nephrology, ortho, occupational health, and cancer risk services. Positioned alongside the Hackensack School of Medicine and Research Institute, the Clifton center supports clinical care, research, and education. The project expands access in Passaic and Essex counties as part of Hackensack Meridian’s broader push to bring coordinated care closer to home. Robert C. Garrett, Mark D. Sparta, and Gary Panagiotakis represented Hackensack Meridian.

DEVELOPMENT: Cleveland Clinic announces $340M expansion of Avon Hospital and the Richard E. Jacobs Family Health. Plans include a new bed tower, larger ED, operating rooms, and enhanced lab and imaging space at Avon Hospital. The health center will add 90 exam rooms and expand cancer services, including radiation oncology. Construction begins in 2026, with completion set for 2028. The project is part of a broader $600 million investment in the west submarket. Tom Mihaljevic, Jorge A. Guzman, Neil P. Smith, and Morton L. Mandel represented the Cleveland Clinic.

FINANCING: Northmarq arranges $2.825M financing of St. Louis MOB. ChenMed primary care medical office is located at 3721 S Grand Blvd in St. Louis. The Commercial Investment Sales team, led by Isaiah Harf and David Annett, represented both seller Atwater Group and buyer Maple Street Management. Jada Purchase led the financing through a correspondent credit union, structured on a 10-year term with 30-year amortization. The deal supported a complex 1031 exchange.
