ACQUISITION: HSG Medical and Capital Healthcare Properties complete the $23.4M sale of the Advocate Health Care Cardiovascular ASTC & Outpatient Center in Naperville, Illinois. The 42,438 SF, single-tenant medical facility was acquired by Advocate Health and Hospitals Corporation, a wholly owned subsidiary of Advocate Health. The state-of-the-art facility serves as an extension of the cardiology program at Advocate Good Samaritan Hospital and includes cardiovascular surgery, diagnostics, imaging, primary care, and specialty clinic services. Key participants in the transaction include Alex Sharrin of Jones Lang LaSalle, and Tom Hollinden of CBRE.

FINANCING: JLL Capital Markets arranges financing for Murray Hill Medical Office Building in New Providence, New Jersey. JLL secured senior financing through a life insurance company relationship on behalf of borrower MEARJ Properties. Located at 571 Central Avenue, the 48,312 SF property is 95% leased and anchored by Atlantic Health Group and New Providence Dentistry, along with a mix of healthcare and wellness providers. The building is positioned near Overlook Medical Center, Cooperman Barnabas Medical Center, and Morristown Medical Center. The financing assignment was led by Ryan Carroll and Matthew McManus of JLL Capital Markets’ Debt Advisory team.

DEVELOPMENT: Hoar Construction breaks ground on a $37M, 32,000 SF MOB for Central Health in Austin, Texas. The Colony Park Health & Wellness Center is a four-story facility that will expand outpatient and community health access across the region. The first floor will house utilities and mechanical systems, the second floor will include a pharmacy, lab, and kitchen, the third floor will feature patient care rooms, and the fourth floor will include a dental office. Hoar Construction is serving as general contractor, with Central Health as the project owner. Additional project partners include HKS Architects, Datum Rios, LLC, and Moose Engineers. The facility is expected to be completed by summer 2027.
