LEASE SIGNING: Lee & Associates brokers a 24,654 SF lease renewal for American Hip Institute and Orthopedic Specialists in Des Plaines, Illinois. American Hip Institute and Orthopedic Specialists has occupied the property since 2019 and continues its presence at the three-building, 450,000 SF medical campus. Tony Russo, Senior Vice President at Lee & Associates, represented the landlord, Siete 7, LLC, while Jon Springer of CBRE represented the tenant.

Ridgeline Capital Partners acquires the Valoris Healthpark Portfolio, a 149,528 SF outpatient medical portfolio in Garland, Texas, from a partnership between Harrison Street Asset Management and Prevarian Companies.

ACQUISITION: Ridgeline Capital Partners acquires the Valoris Healthpark Portfolio, a 149,528 SF outpatient medical portfolio in Garland, Texas, from a partnership between Harrison Street Asset Management and Prevarian Companies. The portfolio is located adjacent to the Garland VA Medical Center and is approximately 90% occupied. Major tenants include Baylor Scott & White, Fresenius, Parkland Health, WellMed, VillageMD, MRI Centers of Texas and DaVita Kidney Care. Berkadia’s Eric Lee, Sabrina Solomiany, Vasili Davos and Chris Lashmet represented the seller in the transaction, while Mike Rogers arranged acquisition financing through First Citizens Bank on behalf of the buyer.

The Cooper Commercial Investment Group brokers the sale of a single-tenant medical building occupied by Cleveland Clinic Urgent Care in Wadsworth, Ohio.

ACQUISITION: The Cooper Commercial Investment Group brokers the sale of a single-tenant medical building occupied by Cleveland Clinic Urgent Care in Wadsworth, Ohio. The property recently underwent nearly $7 million in renovations by Cleveland Clinic Urgent Care, upgrading the facility into a modern urgent care center with onsite imaging and laboratory services. Dan Cooper of Cooper Commercial Investment Group represented the seller, a private New York-based investor. The buyer was also a private New York-based investor, and the transaction closed all-cash at a 5.6 percent cap rate.
