NEWS ROUNDUP

ACQUISITION: BGO acquires a 41,810 SF MOB in Riverview, Florida from Harrod Healthcare Real Estate in an off-market transaction. Delivered in 2025, the fully leased property is occupied by Women’s Care Enterprises and AdventHealth under long-term leases with a weighted average lease term of 9.3 years. Kevin Yen of BGO highlighted the firm's continued focus on healthcare real estate, supported by strong demographic trends and growing demand across Florida markets. The transaction was arranged by CBRE’s U.S. Healthcare Capital Markets team, including Chris Bodnar, Brannan Knott, Zack Holderman, Anthony Sardo, Cole Reethof, and Jesse Greshin.

LEASE SIGNING: Simone Development Companies completes a long-term lease renewal with Sun River Health for 6,704 SF in the Bronx, New York. Sun River Health will continue operating from the three-story, 60,000 SF medical office building, which is now fully leased. The facility is home to a diverse mix of healthcare and community service providers offering primary care, behavioral health, pediatrics, orthopedics, physical therapy, chiropractic, acupuncture, and women’s health services. Simone Development Companies was represented by its in-house leasing and legal teams, while Sun River Health was represented by Michael A. Aievoli of JLL. Joe Simone highlighted the renewal as a reflection of strong tenant retention and continued demand for quality medical office space in the Bronx.

DEVELOPMENT: Novant Health advances new medical campus on Hilton Head Island, South Carolina, following the acquisition of the 4.57-acre former Modern Classic Motors site for $4.34 million. The project will include a 25,000 SF medical office building with services such as primary care, physical therapy and urology, along with an additional 15,000 SF of medical office space to support future healthcare needs. The development represents an estimated $25.3 million investment. The transaction follows approval by the Hilton Head Island Town Council and selection of Novant Health through a competitive public solicitation process. Key participants in the project include Novant Health, Mayor Alan Perry, Town Manager Marc Orlando, and Joel Taylor, President of Novant Health’s Hilton Head area operations.
