ACQUISITION: CREG closes $4.25M build-to-suit medical office sale in Lone Tree, Colorado. CREG Healthcare represented the seller in the fully leased transaction. Integrated ENT Medical Office, the 9313 SF property, located adjacent to the 304-bed HCA HealthONE Sky Ridge Medical Center, is secured under a long-term NNN lease and was acquired by a healthcare-focused institutional investor. The transaction reflects strong investor demand for build-to-suit medical office assets with stable lease structures.

Pima I and II medical buildings trade in Scottsdale, Arizona.

ACQUISITION: Pima I and II medical buildings trade in Scottsdale, Arizona. JLL Capital Markets arranged the sale of Pima I and Pima II, two Class A medical outpatient buildings totaling more than 180,000 SF in Scottsdale. JLL represented the seller and procured the buyers. Cypress West Partners acquired Pima I, while a private investor purchased Pima II.  Located at 8415 N. Pima Rd. and 8465 N. Pima Rd., the properties sit on 14.6 acres near the 101 Freeway. Pima I is a 91,212 SF building that is 92 percent leased to national, regional, and local medical users. Pima II is an 89,983 SF vacant medical and professional building formerly occupied by Rural Metro Fire.

Transwestern brokers 11,614 SF expansion lease with OneOncology, LLC for Piedmont Cancer Institute in Johns Creek.

EXPANSION: Transwestern brokers 11,614 SF expansion lease with OneOncology, LLC for Piedmont Cancer Institute in Johns Creek. The new medical oncology and hematology practice is located within the 96,357 SF Class A medical office building, less than a half mile from Emory John’s Creek Hospital. Piedmont Cancer Institute, one of 36 community practice partners within OneOncology, celebrated the grand opening of the Johns Creek location on February 17, 2026. John V. Lopez, CCIM, RPA, Steve Hall, Bo Stuart, and Marsh Hazlehurst of Transwestern represented the owner, Anchor Health Properties, in the transaction. MMA Real Estate Advisors, LLC, represented the tenant.

Montecito Medical acquires surgery center portfolio in Texas and Utah.

ACQUISITION: Montecito Medical acquires surgery center portfolio in Texas and Utah. The two-building ASC portfolio totals 65,024 SF in Katy, Texas, and Orem, Utah, and is anchored by Hospital Corporation of America. The Katy property, located west of Houston, focuses on endoscopic and gastroenterology procedures and includes tenants GI Alliance and Houston Regional Gastroenterology Institute. The 40,572 SF HCA Timpanogos ASC in Orem is located on the campus of Timpanogos Regional Hospital. The properties were developed by NexCore Group. Rus Gudnyy and Chip Conk highlighted the acquisitions as part of the company’s growth strategy in high-demand healthcare markets.

Sharp Rees-Stealy Medical Group opens 98,000 SF Kearny Mesa medical center.

DEVELOPMENT: Sharp Rees-Stealy Medical Group opens 98,000 SF Kearny Mesa medical center. The nearly 98,000 SF medical campus will replace the Genesee, Mira Mesa, and Murphy Canyon locations and consolidate primary, specialty, and pediatric care with lab, imaging, pharmacy, and rehabilitation services. Melissa Major, CEO of Sharp Rees-Stealy Medical Centers, and Dr. Michael Martin, president of Sharp Rees-Stealy Medical Group, highlighted the project as part of broader system investments, following the Otay Ranch expansion and the new Chula Vista site.
