ACQUISITION: A joint venture between Cypress West Partners and TPG Angelo Gordon acquire 91, 212 SF Scottsdale MOB. Healthcare Realty Trust sold the asset in a transaction brokered by JLL. Located at 8415 N. Pima Road, the two-story property was 92 percent leased at closing and is anchored by Bloom Reproductive Institute, Scottsdale OBGYN Specialists, and SurgCenter/USPI. Completed in 2008, the building is approximately 6 miles from downtown Scottsdale. The acquisition aligns with the partners’ 2024 joint venture strategy targeting up to $300 million in medical outpatient investments across high-growth Sunbelt and West Coast markets.

Montecito Medical acquires urology MOB in Atlanta Suburb.

ACQUISITION: Montecito Medical acquires urology MOB in Atlanta Suburb. The recently opened 32,853 SF property features an ambulatory surgery center with two operating rooms and is fully occupied by Urology of Greater Atlanta. Rus Gudnyy, Senior Vice President of Investments at Montecito Medical, highlighted the long-term partnership with the specialty provider group. The acquisition marks Montecito Medical’s tenth medical office purchase in Georgia since early 2022, according to CEO Chip Conk.

ACQUISITION: CBRE brokers sale of Summer Street Medical Portfolio in Stamford, Connecticut. The 85 percent leased portfolio includes properties at 945, 999 and 1275 Summer Street and is home to 15 medical specialties. Jeff Dunne, Steve Bardsley and Travis Langer of CBRE, in collaboration with Brannan Knott and Chris Bodnar of CBRE’s U.S. Healthcare Capital Markets, represented the seller, Summer Street Properties LLC. CBRE also procured the buyer, Albany Road-Summer Street LLC, an entity managed by Albany Road Advisors.

ACQUISITION: A joint venture between Cypress West Partners and TPG Angelo Gordon acquire two MOBs in Scottsdale and Chino Hills. The two medical outpatient buildings total 132,283 SF, marking the 13th acquisition for the joint venture since 2024. Pima Medical Pavilion at 8415 North Pima Road in Scottsdale, a two-story, 91,212 SF building, was purchased from Healthcare Realty Trust, represented by JLL. The property is 92% leased. The Chino Hills property at 2140 Grand Avenue, a two-story, 41,071 SF building, was acquired from a seller represented by CBRE and is 94% leased. Ed Hernandez highlighted the acquisitions as key additions to the joint venture’s national growth strategy across high-growth Sunbelt and West Coast markets.

MUSC Health opens Clements Ferry Pavilion in Charleston.

DEVELOPMENT: MUSC Health opens Clements Ferry Pavilion in Charleston. MUSC Health celebrated the ribbon-cutting of the Clements Ferry Pavilion in Charleston, S.C., expanding access to care across Berkeley and Charleston counties. The four-story, 80,000 SF medical office building opened in December 2025 and houses more than a dozen specialties under one roof. Eugene Hong, M.D., chief physician executive for MUSC Physicians and MUSC Health, joined leaders and local officials for the ceremony, highlighting the system’s strategic expansion to meet rapid regional growth. The pavilion employs 180 physicians and care team members and offers services including advanced imaging, adult and pediatric primary care, orthopedics, therapy services, and more.
