NEWS ROUNDUP

ACQUISITION: Remedy Medical Properties and Kayne Anderson Real Estate acquire Mercy Healthcare Center, a 93,504 SF MOB in Coon Rapids, Minnesota. The four-story property is currently 83% leased and includes 331 designated surface parking spaces along with access to 182 shared hospital parking spaces. Tenant specialties at the property include ENT, physical therapy, OB/GYN, urology, prenatal care, periodontics and implant dentistry, and orthotics and prosthetics. Joe Magliochetti of Remedy Medical Properties said the acquisition strengthens the firm’s relationship with Allina Health and supports continued physician and patient demand in the market.

DEVELOPMENT: Robins & Morton, in partnership with Self Regional Healthcare, breaks ground on Self Medical Center Spring Street, a 68,000 SF multispecialty MOB in Greenwood, South Carolina. The facility will consolidate urology, gastroenterology, general surgery, bariatric surgery, women’s health, and infusion services under one roof, with completion expected in summer 2027. Dr. Matthew Logan highlighted the project’s role in expanding access to outpatient specialty care, supported by funding from SC DHHS. Robins & Morton serves as the general contractor, with McMillan Pazdan Smith as architect. Mike Bumgardner emphasized the project’s long-term impact on healthcare access in the Greenwood community.

FINANCING: Pinecroft Realty completes the refinancing of the Vision Park MOB in Shenandoah, Texas, and the Memorial Hermann Surgery Center of Richmond in Richmond, Texas, in partnership with Live Oak Bank. The Vision Park MOB is a 57,000 SF, three-story outpatient facility at 134 Vision Park Blvd, 100% leased to multiple healthcare providers and located within The Woodlands medical corridor. The Memorial Hermann Surgery Center of Richmond is a 12,935 SF ASC at 21155 SW Freeway, leased long-term to a partnership between Memorial Hermann Health System, United Surgical Partners International, and local physicians. Andy Lopez oversaw the refinancing transactions, which strengthen the firm’s portfolio and support continued investment in healthcare real estate assets.
