ACQUISITION: Marcus & Millichap arranges the $3.44M sale of a 10,000 SF medical office property in Gurnee, Illinois. Located at 7505 W. Grand Ave., the Class A medical office property sits on 1.1 acres within a dominant retail corridor and is fully leased to Aurora Health Care. Built in 2005, the facility provides dermatology, family medicine, and internal medicine services and benefits from strong visibility, traffic counts of approximately 33,000 vehicles per day. Frank Roti and Brett Rodgers of Marcus & Millichap’s Chicago Downtown office represented the seller, a private entity, in the transaction. Brian Munn of Marcus & Millichap’s Atlanta office procured the East Coast-based 1031-exchange buyer.

ACQUISITION: CBRE facilitates the sale of Bellaire Medical Plaza, a 57,988 SF MOB  in Houston, Texas, to Edloe Ventures. The three-story medical office property is located in Bellaire within the Houston MSA and was 54% leased at the time of sale. Originally built in 1994, the building underwent lobby and common area renovations in 2019. Chris Bodnar, Brannan Knott, Zack Holderman, Anthony Sardo, Cole Reethof, and Jesse Greshin of CBRE U.S. Healthcare Capital Markets partnered with Brandy Bellow Spinks, Max Lozmack, and Scott Carter to advise the seller in the transaction.

DEVELOPMENT: Lee Health breaks ground on a new Pediatric Surgery Center and Family Medicine Clinic in Fort Myers, Florida. The 60,000 SF, two-story facility will be located adjacent to Golisano Children's Hospital and HealthPark Medical Center. Kris Fay highlighted the project’s role in expanding pediatric and family care access across Southwest Florida while supporting physician training through Lee Health’s Graduate Medical Education Program. The development has received more than $21 million in philanthropic support from community partners, families, foundations and corporate contributors. Lee Health partnered with Landmark Healthcare Facilities as developer, while Stevens Construction will serve as construction partner alongside Kahler Slater and Johnson Engineering.
