ACQUISITION: BGO acquires two Class A endoscopy surgery center properties totaling approximately 29,582 SF in the Orlando, Florida metropolitan area. The portfolio includes Currency Circle Surgery Center in Lake Mary and Wellness Avenue Surgery Center in Orange City, both 100% leased to United Digestive. The facilities were purpose-built in 2023 as ambulatory surgery centers through a partnership between United Digestive and United Surgical Partners International (USPI). Kevin Yen of BGO highlighted the investment’s focus on high-quality healthcare assets with strong fundamentals. CBRE U.S. Healthcare Capital Markets advised the seller, while McNaul Ebel Nawrot & Helgren PLLC served as legal counsel for BGO.

The multi-tenant property is 82% leased, with medical tenants accounting for 58% of occupancy. Chris Bodnar, Brannan Knott, Zack Holderman, Anthony Sardo, Cole Reethof, and Jesse Greshin of CBRE U.S. Healthcare Capital Markets partnered with Chad Flynn, Jenny Knowlton, and Charley Will of CBRE’s Denver Institutional Properties team, along with Dann Burke and Stephani Gaskins of CBRE’s Denver Healthcare Leasing team, to represent the seller.

A joint venture between MAS AJP and Flagler Healthcare announces plans to develop MedSquare Charlottesville, a Class A MOB in Charlottesville, Virginia.

DEVELOPMENT: A joint venture between MAS AJP and Flagler Healthcare announces plans to develop MedSquare Charlottesville, a Class A MOB in Charlottesville, Virginia. The 20,000 SF, build-to-suit facility will be located at 300 Worrell Drive and is expected to open in the first quarter of 2028. The project is fully leased to Gastro Health. The development is led by Chris Coots of Flagler and Alberto J. Pérez and Juan Carlos Mas of MAS AJP. Alberto J. Pérez said the project reflects continued portfolio growth and demand for high-quality medical office space, while Chris Coots noted the need for modern, purpose-built facilities to replace outdated inventory.
