ACQUISITION: Remedy Medical Properties and Kayne Anderson acquire 296-property portfolio from Welltower. The portfolio of 296 outpatient medical assets comprises of 18 million SF across 34 states. The deal expands their joint portfolio to 52.4 million SF and 1,104 properties in 44 states, making them the nation’s largest private owner of outpatient medical buildings. Financial advisors included Citigroup Global Markets, J.P. Morgan, and Truist Securities, with financing led by Capital One, Ally Bank, BMO Bank, and Goldman Sachs. Kayne’s Al Rabil, and David Selznick, Peter Westmeye, and Joe Magliochetti from Remedy led the transaction.

ACQUISITION: Anchor Health Properties acquires Bon Air Medical Center for $24M. Located at 2 and 18 Bon Air Rd., the 27,297 SF multi-specialty medical outpatient building spans 3.61 acres and is fully leased to MarinHealth, offering services including cardiovascular medicine, orthopedics, imaging, and spinal care. JLL Capital Markets represented the seller, Wareham Development Corporation, in the transaction. The JLL team included Evan Kovac, Andrew Milne, John Chun, Matt DiCesare, Anthony Sardo, Erik Hanson, and Rob Hielscher, who led the sales efforts on behalf of the seller. Elliott Sellers represented Anchor Health Properties.

ACQUISITION: Montecito Medical acquires a two-building medical office portfolio in Maplewood, Minnesota, totaling 19,348 SF. The properties are anchored by Minnesota Women’s Care, a leading specialty provider in the Twin Cities area, with the larger building featuring a surgery center. Rus Gudnyy, Senior Vice President of Investments at Montecito Medical, noted that the firm had previously acquired three Minnesota Women’s Care buildings in 2023 and 2024, strengthening their ongoing partnership. Minnesota Women’s Care operates with 17 physicians and 50 providers, serving patients across Twin Cities and western Wisconsin.

ACQUISITION: Kayne Anderson and Remedy Medical Properties acquire three Denver-Area MOBs. The venture purchased Highlands Ranch I & II, totaling 153,858 SF, from Bancroft Capital for $41 million. Built in 2001 at 630 and 640 Plaza Drive, the two-story buildings were nearly 90% leased at the time of sale. The 39,300 SF Mineral Medical Plaza, located at 1501 W. Mineral Ave. in Littleton, Colo., was sold by Broe Real Estate Group, which had acquired it in 2019 from WorldVenture. The property, less than 15 miles from downtown Denver, underwent a $5.6 million renovation in 2020, including lobby and restroom upgrades.

FINANCING: CBRE Secures Refinancing for Foster City Medical Pavilion in Marin County. The 40,502 SF medical outpatient building is located in Foster City, California. The CBRE U.S. Healthcare Capital Markets’ Debt & Structured Finance team, led by Zack Holderman and Jesse Greshin, along with Chris Bodnar, Brannan Knott, and Cole Reethof, acted as exclusive advisors to the owners, Pinnacle Capital Management Services (PCMS) and Harrison Street Asset Management (HSAM). Anchored by HRC Silicon Valley Fertility, affiliated with Keck Medicine of USC and Jinxin Fertility (HKEX: JXR), the property includes over $1.5 million in tenant improvements for a premier IVF facility led by Dr. Christo Zouves. Paul Slye, founder of PCMS, oversees more than $400 million in commercial real estate assets across healthcare and life sciences sectors.
