ACQUISITION: Woodside Health acquires Surprise Office Center, a two-story, 55,122 SF medical and professional office building in Surprise, Arizona. Built in 2006, the property is located along Bell Road, which sees approximately 42,000 vehicles per day, and is anchored by healthcare providers Barnet Dulaney Perkins Eye Center, Premier Care for Women, and Surprise Pediatrics. The acquisition expands Woodside Health’s Arizona portfolio, with Principal Ben Barr noting plans for further investment to support the property’s tenants.

DISPOSITION: A joint venture between MAS AJP and Flagler Healthcare completes the $16.3M sale of MedSquare® Port St. Lucie, a 68,000 SF, two-story medical office development in Port St. Lucie, Florida, to Anchor Health Properties. Before closing, Cleveland Clinic expanded its lease to occupy the entire building, which is under construction with delivery expected in late 2027. The sale was led by MAS AJP principals Alberto J. Pérez and Juan Carlos “J.C.” Mas, along with Flagler Healthcare’s Chris Coots. Chris Coots, Christian Coots, and Nicholas Muffoletto of Flagler Healthcare brokered the Cleveland Clinic lease expansion.

DISPOSITION: Marcus & Millichap arranges the $5.1M sale of Cynergy Centre, a 20,284 SF MOB in Kennewick, Washington. Built in 2006 on 1.12 acres, the fully leased property operates under triple-net leases, with medical tenants accounting for approximately 61% of its gross leasable area. The seller, Cynergy Enterprises LLC, sold the property to 4309 West 27th Place LLC in an all-cash transaction, with the buyer completing a 1031 exchange from Texas to Washington. Marcus & Millichap’s Ruthanne Loar, Clay Brown, and Trevor Lane exclusively marketed the property and procured the buyer.
