ACQUISITION: Las Vegas MOB sells for $46.1M. The sale of a newly delivered, 79,143 SF medical office building at 1655 E Cactus Ave in West Henderson, Las Vegas, marks the largest medical office transaction in the Las Vegas market in 2025. Colliers represented the developer, Sheq Properties, with the disposition led by Mark Schuessler, Sean Fulp, Jordan Selbiger, and CJ Kodani. Completed in 2025, the four-story, 100% leased facility is the newest medical building in the St. Rose corridor and is occupied long-term by a single investment-grade tenant operating multiple high-acuity services.

Women’s Healthcare Plaza sells in Norman, Oklahoma

ACQUISITION: Women’s Healthcare Plaza sells in Norman, Oklahoma. Completed in 2017 and located at 3440 R.C. Luttrell, the 100% leased, Class A, two-story facility sits on the campus of the 326-bed Norman Regional Hospital. It is fully occupied by Norman Regional Health System, which operates an 11,423 SF breast imaging and surgery center on the first floor and a 14,336 SF women’s health services suite on the second floor. The buyer is SG Property Services, LLC of Georgia. The transaction was led by Chris Lashmet, Eric Lee, Sabrina Solomiany, and Vasili Davos of Berkadia Medical & Life Sciences on behalf of the seller, Norman Healthcare Partners.

ACQUISITION: Montecito Medical acquires a three-building, 72,638 SF oncology medical office portfolio on Long Island, New York. The assets, located in Port Jefferson, Southampton, and Research Ridge, are fully leased to New York Cancer & Blood Specialists, a major regional oncology and hematology provider. The acquisition was announced by Rus Gudnyy, Senior Vice President of Investments, and Chip Conk, CEO of Montecito Medical, as the firm establishes its first foothold on Long Island and expands its national medical office footprint.

DEVELOPMENT: Willis Knighton Health announces plans for a new 90,000 SF MOB in Ruston, representing a $50 million investment. The four-story facility, designed by Somdal Associates, will break ground in 2026 with an estimated 18-month construction timeline. Located at 1100 Willow Glen Drive along the I-20 corridor, the project will consolidate multiple Willis Knighton Physician Network clinics and expand outpatient services, with room for future providers. Jaf Fielder, President and CEO of Willis Knighton Health, highlighted the project’s role in improving coordinated primary and specialty care across Ruston and Lincoln Parish.

Hill Cos. secures $48M refinancing for Synergy Medical Center in Denver Submarket.

FINANCING: Hill Cos. secures $48M refinancing for Synergy Medical Center in Denver Submarket. Located at 500 E. Hampden Ave. on the Swedish Medical Center campus, the 104,000 SF, five-story facility delivered in 2021 and was 80% leased at closing. HCA HealthOne anchors the building, operating an ambulatory center and offering neurosurgery, orthopedics, and physical therapy. The property also includes 14,000 SF of retail and a 325-space parking garage. Värde Partners originated the three-year, floating-rate loan, arranged by Newmark’s Ramsey Daya, Chris Moritz, and Grant Gooding. The new loan replaces a $45.2 million note issued by CBRE Capital Markets in 2022.
