ACQUISITION: CBRE facilitates $16.25M sale of Creek Medical Buildings in Irvine, CA. Built in 1986, the three-building, 43,374 SF, fully leased medical office property is located at 37, 39, and 41 Creek Road in Irvine, California. The transaction was led by Anthony DeLorenzo of CBRE National Office Partners, alongside Sammy Cemo, Bryan Johnson, and Harry Su of CBRE Private Capital Partners, who represented the seller.

HREA closes sale of Atrium Health System MOB in Charlotte, NC.

ACQUISITION: HREA closes sale of Atrium Health System MOB in Charlotte, NC. The Class A facility is located in the Blakeney area of Charlotte, North Carolina, and is fully leased to Carolinas Physicians Network, Inc., part of Atrium Health, one of the Southeast’s largest healthcare systems with 40+ hospitals and 1,400 care locations. The tenant recently executed a seven-year lease extension, ensuring long-term income growth with 2.5% annual rent escalations under an absolute NNN lease structure.

312K SF Midtown MOB opens in Nashville.

ACQUISITION: 312K SF Midtown MOB opens in Nashville. Tennessee Oncology has opened the new state-of-the-art cancer care facility. Turner Construction Co. served as general contractor on the $105 million project, with Gresham Smith as engineer and Johnson Healthcare Real Estate as development partner. Truist Bank provided a $98.3 million construction loan. Located at 322 22nd Ave. N., the five-story facility includes three levels of underground parking and houses the headquarters of OneOncology, along with medical, radiation, and surgical oncology services.

A joint venture between NexCore and CommonSpirit Health breaks ground on 92,000 SF Folsom Advanced Surgery Center.

DEVELOPMENT: A joint venture between NexCore and CommonSpirit Health breaks ground on 92,000 SF Folsom Advanced Surgery Center. The $123 million project is designed by Perkins & Will, with XL Construction serving as general contractor. CIBC U.S. and Nuveen Real Estate are providing financing. Located along Alder Creek Parkway and McCarthy Way, the three-story facility will offer surgical and outpatient services, including orthopedics, gynecology, podiatry, and pain management, as well as telehealth, imaging, and infusion capabilities. Completion is expected in Q3 2027.

CBRE secures refinancing for Metro North Professional Plaza in Denver Metro.

DEVELOPMENT: CBRE secures refinancing for Metro North Professional Plaza in Denver Metro. The 91,273 SF mixed-use MOB is located at 11990 Grant Street in Northglenn, Colorado. The financing was secured by Zack Holderman and Jesse Greshin of CBRE U.S. Healthcare Capital Markets’ Debt & Structured Finance, alongside Jeff Halsey and Brady O’Donnell of CBRE Debt & Structured Finance, acting as exclusive advisors to the sponsor. Situated 20 minutes north of downtown Denver, the property is more than 90% leased to 20 medical and professional tenants, including primary care, dermatology, and pain management providers.
