NEWS ROUNDUP

ACQUISITION: Colliers U.S. Healthcare Capital Markets, with the Colliers Sacramento Healthcare Advisory Group, closes the sale of the Northern California Fertility Medical Center. The two-story, 19,900 SF facility in Sacramento is fully leased to NCFMC, which joined Ivy Fertility in 2024 and recently signed a long-term lease. The property operates as a full-service fertility clinic and ambulatory surgery center.

ACQUISITION: Montecito Medical acquires MOB in West Texas. The two-story, 23,000 SF medical office building is located at 2106 Midland Drive in Midland, Texas. The fully leased facility is anchored by Midland Ambulatory Surgery Center, a joint venture of Midland Memorial Hospital and United Surgical Partners International, with additional tenants Choice Care Surgery Center and NuChoice Imaging Center.

LEASE SIGNING: Stockdale Capital Partners secures two new tenants at 1401 Philomena MOB in Austin, Texas. A fully-integrated dental care provider will lease 13,000 SF starting June 2026, while an Austin-based ENT physician will occupy 3,000 SF beginning November 2025. Andrew Saba, Managing Director of Healthcare at Stockdale, said the additions strengthen the medical community in Mueller Austin.

DEVELOPMENT: Riverside Health opens the 27,000 SF Jamison-Longford MOB on the campus of Riverside Smithfield Hospital. The facility expands specialty care access for Isle of Wight residents and surrounding communities. Sally Ryan, Senior Vice President and COO of Riverside Medical Group, called the project a commitment to improving health outcomes, while Jessica Macalino, MHA, President of Riverside Smithfield Hospital, emphasized its role in preparing for the hospital’s January 2026 opening. The MOB was named in honor of former physicians through a donation by the Luter Family.

DEVELOPMENT: Slate Property Group and Evenhar Development to build a 13-story medical office and community facility at 1578 Lexington Avenue in East Harlem. Mount Sinai Health System signed a 36-year lease for 150,000 SF, including outpatient services and an employee daycare. Children’s Aid will operate the East Harlem Center in 18,978 SF, while Life Changers Church will also occupy space. The $159 million project, financed with a $119 million loan from J.P. Morgan and $40 million from GoldenTree Asset Management, was arranged by Walker & Dunlop. Oren Evenhar, Martin Nussbaum, Thomas Ahn are leading the project, while Kutnicki Bernstein Architects and DLR Group are the architects on the project, with construction starting this month and occupancy slated for spring 2028.
