DISPOSITION: Marcus & Millichap arranges $5.1M sale of Cynergy Centre in Kennewick, Washington. The 20,284 SF Class A MOB at 4309 W. 27th Place sits on 1.12 acres and is fully leased on triple-net terms, with medical tenants accounting for approximately 61% of the gross leasable area. The all-cash transaction involved seller Cynergy Enterprises LLC and buyer 4309 West 27th Place LLC, which completed a 1031 exchange from Texas to Washington. Ruthanne Loar, Clay Brown, and Trevor Lane of Marcus & Millichap’s Seattle office marketed the property and procured the buyer.

ACQUISITION: SG Property Services acquires Westpark Medical Center in Euless, Texas. The 53,871 SF, Class A MOB was completed in 2023 and is located adjacent to Texas Health Hurst-Euless-Bedford, a 252-bed hospital and Level III Trauma Center. The property was 80.3% occupied at the time of marketing and anchored by MacArthur Medical Center, with approximately 10,600 SF available for lease. Berkadia’s Vasili Davos, Sabrina Solomiany, Eric Lee, Chris Lashmet and Jordyn Kelly led the transaction on behalf of the seller.

DISPOSITION: Newmark arranges $97.5M sale of Willow Oaks Medical Campus in Fairfax, Virginia. Inova Health System acquired the 382,850 SF, two-building medical office portfolio from Stockdale Capital Partners. Located in the Merrifield submarket adjacent to Inova Fairfax Hospital and Inova’s headquarters, the properties have received multi-million-dollar capital improvements. Newmark’s Ben Appel, Jay Miele, Justin Shepherd, John Nero, Michael Greeley and Ron Ott represented the seller, with Jud Ryan and James Cassidy supporting the transaction.
