ACQUISITION: AdventHealth acquires 43,100 SF MOB in Davenport, Florida, from Flagship Healthcare Properties. The Class A property at 410 Lionel Way includes clinical and outpatient space and is adjacent to AdventHealth Heart of Florida, a 202-bed acute-care hospital acquired by the health system in 2019. Flagship purchased the building for $10M in 2021, and AdventHealth was previously its anchor tenant. Ryan Dawson, Senior Vice President of Asset Management at Flagship Healthcare Properties, commented on the sale.

DISPOSITION: Blueprint arranges $90M sale of 38-building medical outpatient portfolio across Central Pennsylvania. The 415,180 SF portfolio was sold by D&C Realty and is anchored by Family Practice Center PC (FPC), which signed a new 15-year absolute NNN master lease covering 30 single-tenant and eight multi-tenant locations. The portfolio includes FPC’s 104,942 SF headquarters and medical campus in Selinsgrove, with major subtenants Geisinger and WellSpan Health. Blueprint’s Steve Thomes, Executive Managing Director and Head of Business Development, commented on the transaction.

DISPOSITION: CBRE arranges sale and acquisition financing for Westgreen Medical Pavilion in Katy, Texas. CoreGro acquired the 80,976 SF, three-story MOB at 750 Westgreen Boulevard from Kingsland/Westgreen, LLC. Built in 2010 with LEED certification, the property was 68% leased and features a four-operating-room surgery center, with tenants including Mann Eye Institute, Department of Veterans Affairs, and Retina & Vitreous of Texas. CBRE’s Chris Bodnar, Brannan Knott, Cole Reethof, Brandy Bellow Spinks, Lane Kane, Zack Holderman, Anthony Sardo and Jesse Greshin advised the seller and secured acquisition financing for the buyer.
