ACQUISITION: Big Sky Medical expands its North Texas footprint with the acquisition of Hillcrest Medical Park in Frisco, Texas. The 31,661 SF medical outpatient facility, located in rapidly growing Collin County, features a diverse mix of established medical tenants and offers move-in-ready medical space for new practices. The transaction reinforces Big Sky Medical’s strategic focus on high-growth healthcare markets. Chris Morgan and Harrison Horowitz led the acquisition.

ACQUISITION: The Laramar Group acquires Vista Medical Center in Lakeland, Florida. The 31,158 SF medical office building, located at 3035–3133 Lakeland Hills Blvd., is 95% leased and strategically positioned near Lakeland Regional Medical Center and other major healthcare providers. The acquisition marks the third investment for Laramar Medical Properties Fund II and expands the firm’s growing national healthcare real estate portfolio to thirteen assets. Ben Slad, Chief Investment Officer at Laramar, led the acquisition.

ACQUISITION: Berkadia Medical & Life Sciences announces the closing of Brookside Medical Center in Battle Creek, Michigan. The 46,211 SF multi-tenant medical outpatient building is located at 3600 Capital Avenue SW. The transaction was led by Chris Lashmet, Vasili Davos, Sabrina Solomiany, Eric Lee, and George Desloge, in cooperation with Stokas Bieri, representing the seller. Built in 1996, the property is 69.2% leased and anchored by Brookside Surgery Center, a multi-specialty ASC with 14 physicians, featuring three operating rooms and a dedicated rear entrance.

ACQUISITION: UCLA Santa Barbara Medical Office sells for record $21.3M. The UCLA Santa Barbara Medical Office, a premier 21,970 SF single-tenant building in downtown Santa Barbara, California, has sold for $21.3 million ($970 PSF) at a 5.44% cap rate with 8.3 years of WALT. The property, fully leased to UCLA Health, represents the highest price-per-square-foot medical office or office sale in Santa Barbara County history for assets exceeding 10,000 SF.

DEVELOPMENT: Hammes opens River Prairie Surgery Center in Altoona, Wisconsin. The 13,000 SF facility, featuring two operating rooms and three procedure rooms, was developed in partnership with OakLeaf Surgical Hospital and expands to a 28,000 SF state-of-the-art outpatient center. Project partners include Surgery Partners, Miron Construction, and River Valley Architects. Alex Stipetich and Justin Shea highlighted the project’s significance for community health access and regional growth.
