DISPOSITION: National Healthcare Properties Inc. (NHP) agrees to sell a portfolio of 40 outpatient medical properties for approximately $531M. NHP also signed a nonbinding letter of intent to sell its remaining four medical facilities for approximately $11M, completing its planned exit from the medical office sector. The 40-property transaction carries a 6.9% nominal cap rate and is expected to close in the fourth quarter of 2026. NHP expects nearly $511M in cash proceeds before transaction-related and prorated operating expenses, with funds earmarked for debt repayment, senior housing acquisitions, and general corporate purposes. The REIT is pivoting toward senior housing and has agreements or letters of intent for $244M in acquisitions totaling 724 assisted living and memory care units.

DISPOSITION: Colliers brokers the $13.6M sale of a two-building medical office portfolio in Toms River, New Jersey, totaling 55,680 SF. The properties, measuring 37,621 and 18,059 SF, respectively, were 98% occupied at the time of sale. Tenants include Physicians Surgicenter, University Radiology Group, and Astera Cancer Care. Colliers’ Jacklene Chesler, Patrick Norris and Brittany Leventoff represented the transaction.

NAI Hiffman represents Location Finders International (LFI) in an 8,105 SF lease with True Health at 1450 Busch Parkway, a 64,860 SF MOB in Buffalo Grove, Illinois.

The concierge healthcare provider’s second location will serve patients across Chicago’s north and northwest suburbs, expanding on its first location in Deerfield, which opened in 2025. Since acquiring the property in 2024, LFI has completed more than 20,000 SF of improvements, including common-area upgrades. NAI Hiffman Executive Vice President Jason Wurtz and Associate Broker Sarah Walker represented LFI in the transaction.
