ACQUISITION: Sendero Capital acquires Woburn MOB for $31.5 million. The 76,701 SF, Class A property is fully leased, anchored by Winchester Hospital, part of Beth Israel Lahey Health, and Excel Orthopedic Specialists. CBRE facilitated the transaction, with Chris Bodnar, Brannan Knott, Mindy Berman, Zack Holderman, Cole Reethof, Jesse Greshin, and Corra John of CBRE U.S. Healthcare Capital Markets partnering with Scott Dragos and Josh Kulak of CBRE Boston’s Capital Markets and Advisory and Transaction Services team to advise the seller.

ACQUISITION: Montecito Medical acquires the Tallahassee Memorial HealthCare building. The 46,969 SF medical office building, fully leased to Tallahassee Memorial HealthCare, is located three miles northeast of downtown and houses pulmonary care and physical therapy services. This marks Montecito’s twelfth acquisition in Florida and second in Tallahassee since 2024. Rus Gudnyy, Senior Vice President of Investments, and Chip Conk, CEO, highlighted the company’s ongoing strategy to expand in high-growth healthcare markets.

ACQUISITION: Spine Surgeon acquires MOB for $7.1 million in Thousand Oaks, CA. The two-story, 24,311 SF medical office building is located at 1001 Newbury Road in Thousand Oaks, California. The property, previously owned by Dr. John Chiu, MD, will serve as the new location for Dr. Eric Spayde’s spine surgery practice. JLL’s Bryan Lewitt and Chris Isola represented the seller, while Chris Nikchevich of TNG Real Estate Services, Inc. represented the buyer.

DEVELOPMENT: Novant Health expands in Summerville with new medical office and emergency department. The project includes a 32,000 SF medical office building offering primary and specialty care, alongside an 11,000 SF freestanding emergency department. Novant Health leaders, including Kirsten Royster and Dr. Robert Harrington, highlighted the project as part of the organization’s ongoing investment in expanding access to high-quality, convenient care across the Lowcountry. Novant Health Summers Corner is slated to open in late 2026.

DEVELOPMENT: A joint venture between Saber Street and Virtus Real Estate Capital secures a $41.1 million refinancing loan for MOB in Hedwig Village, Texas. First Citizens Bank provided the financing. Originally completed in 2019, the five-story, 102,474 SF property at 8731 Katy Freeway offers direct access to Interstate 10, with proximity to Downtown Houston and Memorial Hermann Memorial City Hospital. The building includes 7,000 SF of retail space and 400 parking spots. Anchored by Texas ENT Specialists, Memorial Plastic Surgery, and Neurosurgical Group of Texas, Hedwig Place continues to serve as a premier outpatient destination within Houston’s growing healthcare corridor.
