NEWS ROUNDUP

ACQUISITION: Inova Health System acquires Willow Oaks Medical Campus in Fairfax, Virginia, from Stockdale Capital Partners for $97.5M. The two-building medical office campus at 8260 and 8280 Willow Oaks Corporate Drive comprises approximately 376,000 SF and has received multimillion-dollar capital investments in tenant spaces, common areas, and amenities. Located adjacent to Inova’s flagship 923-bed hospital campus, the property is anchored by Inova and multiple third-party medical users. Newmark represented the seller, with Ben Appel, Jay Miele, Justin Shepherd, John Nero, Michael Greeley and Ron Ott leading the transaction, supported by Jud Ryan and James Cassidy.

ACQUISITION: An institutional buyer acquires Crossroads MOB, a 34,680 SF MOB in White House, Tennessee, for $7.2M. Built in 2007, the property was sold under a triple-net lease structure after CREG Healthcare negotiated a new long-term lease with Ascension Health and an extension with the building’s second tenant before closing. The agreements delivered a fully occupied, stabilized asset anchored by Ascension Health, which holds Aa2 credit rating from Moody’s and AA from S&P. CREG Healthcare represented the seller in the transaction.

DISPOSITION: Transwestern has been retained to market 6262 Sunset Drive, a 98,999 SF, eight-story MOB in South Miami, Florida. The property is 92% occupied, with the first five floors converted for medical use, and is adjacent to Baptist Health South Florida’s South Miami Hospital campus. The building offers direct parking garage access to each medical floor, with asking rents of $46 per SF NNN and potential upside through rent increases and further conversion. Transwestern’s John Bell, Kevin Markwordt, CCIM, Von Baker, and Jon Kleinberg are leading the marketing efforts on behalf of the undisclosed seller.
