ACQUISITION: Voit Real Estate Services directs the $5.35M acquisition of a San Diego Spectrum MOB. The single-story, 8,000 SF, Class B medical office building is located at 8623 Spectrum Center Blvd. in San Diego’s Kearny Mesa. Tim Cajka, Vice President, and Myles Martinez, Associate of Voit’s San Diego office, represented the buyer, a private San Diego-based company. The seller, Cal Coast Credit Union, was represented by Bill Shrader of Urban Property Group. The buyer plans to occupy the distinctive, circular-designed building to provide medical services to the community.

Avison Young brokers the sale of MOB in Charleston, SC.

ACQUISITION: Avison Young brokers the sale of MOB in Charleston, SC. 61 West, the 43,426 SF medical office building, located at 1483 Tobias Gadson Blvd., has been sold to Atlanta-based SG Property Services for an undisclosed price, marking the firm’s first acquisition in the market. Avison Young, Principal Gary Lyons, and Vice President Gregg Legerton represented the seller, Tobias, LLC. The property is 86% leased to tenants, including University Medical Associates (UM of SC), Anesthesia Associates, and Parkwood Pediatrics.

Montecito Medical acquires a healthcare property in South Carolina.

ACQUISITION: Montecito Medical acquires a healthcare property in South Carolina. The property is fully leased to Medical University of South Carolina (MUSC) Health, the state’s largest academic health system. Rus Gudnyy, Senior Vice President of Investments, and Chip Conk, CEO of Montecito Medical, emphasized the acquisition’s alignment with the company’s Southeast expansion strategy and the strength of MUSC Health’s market leadership and long-term tenancy.

Parkview Health announces plans for a $150 million, 30-bed hospital and MOB in Lebanon’s Hickory Junction.

DEVELOPMENT: Parkview Health announces plans for a $150 million, 30-bed hospital and MOB in Lebanon’s Hickory Junction. The 108,000 SF hospital and 30,000 SF MOB will deliver emergency, inpatient, and specialty care while creating more than 200 healthcare jobs. Dr. Greg Johnson, John Bowen, Lebanon Mayor Matt Gentry, and Andy Card highlighted the project’s role in expanding access, supporting Boone County’s growth, and aligning with regional innovation initiatives. Construction begins in 2026 with an expected opening in summer 2028.

Hammes Partners closes its first open-ended core-plus health-care real estate fund with $445 million in equity commitments, surpassing its $350 million target.

FINANCING: Hammes Partners closes its first open-ended core-plus health-care real estate fund with $445 million in equity commitments, surpassing its $350 million target. The Milwaukee-based firm will focus on stabilized, well-positioned healthcare facilities with resilient cash flows. Alston & Bird LLP served as legal counsel. Recent acquisitions include Tosa Health Center in Wauwatosa, WI., and Hudson Medical Center in Hudson, WI. The raise follows Hammes Partners IV, a $739 million closed-end fund completed in 2022.
