ACQUISITION: Landes Group acquires Encore Medical Center in Bryant, Arkansas, and signs UAMS as operator. The Dallas-based owner acquired the 108,055 SF healthcare property, formerly operated as Arkansas Heart Hospital, and finalized a long-term lease with the University of Arkansas for Medical Sciences (UAMS), which will operate the facility. CGA Capital provided acquisition financing to Landes Group. The seller and sale price were not disclosed.

DEVELOPMENT: Pinecroft begins construction of 39,833 SF MOB in Shenandoah, Texas. The $16.2M Shenandoah Medical Plaza at 8933 Tamina Road is 100% pre-leased to multiple healthcare providers and is slated for completion in January 2027. The development will feature concrete tilt-wall construction and 213 parking spaces. O’Donnell Snider Construction is the general contractor; Browne McGregor Architects, Bleyl Engineering, Dally & Associates, Spectrum Design Engineers, and Wong & Associates are also supporting the project. First Citizens Bank is the lender.

ACQUISITION: Matthews™ facilitates the acquisition of a 15,219 SF, single-tenant medical office property fully occupied by Advanced Orthopedics & Sports Medicine under a NNN lease. Matthews™ also negotiated a new roof during due diligence, eliminating near-term capital expenditures for the buyer. Josh Bishop, Brett Baumgartner, and Alex Larramendi represented the buyer in the end-to-end 1031 exchange, which involved selling an underperforming healthcare clinic in Oregon and acquiring the Kingwood asset.
