Colliers sells Woodbridge for $24.25M. RXHST acquires San Tan Commons. CBRE sells Laurel MOB. Kaiser breaks ground on Railyards Center. Howard Hughes breaks ground on MOB. Six new MOB deals.

NEWS ROUNDUP

ACQUISITION: Colliers announces the $24.25M sale of Woodbridge Square Medica in Irvine, CA. The two-story, 36,104 SF medical office building is located at 4980 Barranca Pkwy. A private buyer acquired the property from Anchor Health Properties. Colliers’ Sean Fulp, Mark Schuessler, Jordan Garcia, and Blake Hammerstein advised the seller, with CBRE’s John Scruggs supporting leasing efforts. Madison Street’s John Bucher represented the buyer. Built in 2005 and recently upgraded, the asset was 91% leased to 18 medical and dental groups at closing.

ACQUISITION: RX Health & Science Trust (RXHST) acquires San Tan Commons. The 88,472 SF property is located at 3345 South Val Vista Drive in Gilbert, Arizona. The off-market acquisition will support RXHST’s strategy to re-position the asset for premier medical tenancy, building on existing users including an ASC, women’s health provider, and physical therapy operator. RXHST’s Jesse Ostrow and Russell Brenner highlighted the property’s visibility near Dignity Health Mercy Gilbert Medical Center and plans for significant upgrades. Debt financing was provided by Byline Bank.

ACQUISITION: CBRE closes the sale of the University of Maryland Laurel Health & Wellness MOB to UDLR Partners. The 55,598 SF outpatient building is located at 7140 Contee Rd., Laurel, MD. CBRE’s Chris Bodnar, Brannan Knott, Mindy Berman, Zack Holderman, Cole Reethof, and Jesse Greshin, along with Tim Connolly from CBRE Bethesda, advised the seller, Catalyst Healthcare Real Estate. Delivered in 2024, the Class A facility is leased long term to University of Maryland Medical System entities and the University of Maryland Faculty Physicians. The price was undisclosed.

DEVELOPMENT: Kaiser Permanente breaks ground on its new 18-acre Railyards Medical Center in Downtown Sacramento. Located at 365 Railyards Boulevard, the 8-story, 662,050 SF hospital will feature 310 private beds, 14 operating rooms, a 70-bay ER, ICU, NICU, maternity services, and specialty care, alongside a 5-story, 173,000 SF medical office and a 1,500-stall parking structure. Set to open in 2029, the facility will also house Kaiser Permanente’s Advanced Neuroscience Center. Jay Robinson and Dr. Rick Vitangcol represented Kaiser Permanente Sacramento in the ground breaking ceremony. Mayor Kevin McCarty praised the project as vital for the city’s health and revitalization.

DEVELOPMENT: Howard Hughes breaks ground on a 51,000 SF build-to-suit MOB in its Bridgeland® community for Memorial Hermann Health System. Located at Tuckerton Road and Fry Road, the facility is set to open in summer 2026 with emergency, primary care, pediatrics, and sports medicine services. Tellepsen Builders is serving as general contractor, Powers Brown Architecture as architect, with JLL’s Tim Gregory and Kendall Kerr leading medical leasing. Memorial Hermann was represented by Tony Armstrong of A.A. Armstrong Commercial Real Estate, while Jacob Weersing of Capital Retail represented Howard Hughes. Jim Carman, President of the Houston Region for Howard Hughes and Kyle Price, SVP, Service Lines at Memorial Hermann were also there.
