NEWS ROUNDUP

ACQUISITION: Vitalis acquires Aspen Ridge Surgical & Medical Complex in Arizona. The 33,000 SF, fully leased facility is strategically located one mile south of Summit Healthcare Regional Medical Center, and is anchored by Amsurg, Copa Health, and Premier Mountain Imaging, with a 6.5 years of weighted average lease term. The off-market transaction closed on January 31, 2025, at a 10% cap rate and $250/SF. This acquisition marks Vitalis’s first purchase in the state. Founder/CEO Elliot LaBreche represented Vitalis in the transaction.

ACQUISITION: Flagship Healthcare Properties acquires fully renovated MOB in Chattanooga, TN. The 27,657 SF, East Ridge Physicians Building is located at 929 Spring Creek Road near the I-24 and I-75 interchange, adjacent to HCA Parkridge East Hospital. The Class A MOB was fully renovated and rebranded in 2024. The 100% leased asset was acquired through Flagship Healthcare Trust and will be managed by Flagship’s in-house property and asset management teams. EVP Gerald Quattlebaum represented Flagship in the transaction.

DEVELOPMENT: Ampla Health opens a flagship facility in Yuba City, CA. Ampla Health and Neenan Archistruction celebrated the grand opening of a new 56,498 SF flagship health center. The expanded facility consolidates services into a modern hub offering primary care, pediatrics, dental, eye care, behavioral health, pharmacy, and walk-in Xpress Care. Designed to serve up to 1,000 patients daily, the site marks a major investment in accessible, comprehensive care for the region. Bill Pigg represented Neenan Archistruction, while Ben Flores represented Ampla Health in the ceremony.

DEVELOPMENT: Baptist Health breaks ground on Medical Center in Pembroke Pines, FL. The new three-story 60,865 SF medical center is slated to open in early 2027. The facility will offer emergency services, cardiology, neurology, spine care, and primary care. Located at 1400 SW 145th Ave., the center will expand Baptist Health’s outpatient and specialty care footprint in fast-growing Broward County. Nancy Batista-Rodriguez and Dr. Jack Ziffer represented Baptist Health on the ground breaking.

FINANCING: Miller Neff Development secures $31.3M refinancing for St. Anthony Healthplex North in Oklahoma City. The four-story, Class A, 96,422 SF MOB is situated on 8 acres at 13401 N. Western Ave., and is anchored by Oklahoma Radiology Group and Oklahoma Otolaryngology Associates, offering services like neurology, orthopedics, and primary care. Tinker Federal Credit Union provided the new loan, replacing a $30 million note originated by RAIT Financial Trust.
