ACQUISITION: Woodside Health Development acquires Paradise Valley Plaza in Phoenix for $20.9M. Cleveland-based Woodside Health Development has purchased a 100,203 SF office and medical complex at 5010, 5020, and 5040 E. Shea Blvd., from Cloud Peak Development. The three-building property, 95% leased to a mix of office and medical/wellness tenants, features drive-up exterior loading suites, courtyards, breezeways, and balcony spaces. Cushman & Wakefield’s Eric Wichterman, Mike Coover, and Chris Toci represented the seller in the transaction.

Stockdale Capital Partners acquires the MarinHealth Medical Plaza in Novato, CA for $32.8M

ACQUISITION: Stockdale Capital Partners acquires the MarinHealth Medical Plaza in Novato, CA for $32.8M. The 83,789 SF property located at 75 Rowland Way in Novato was built in 1997 and renovated in 2017. The property is 90% leased to MarinHealth, and features tenants offering clinical specialties such as, primary care, OBGYN, imaging, laboratory, dermatology, cardiovascular, family medicine, and more. Andrew Saba, Managing Director at Stockdale Capital Partners led the transaction.

 Lee Health announces a new $435M Fort Myers healthcare campus in Florida.

DEVELOPMENT: Lee Health announces a new $435M Fort Myers healthcare campus in Florida. Lee Health has selected Skanska USA Building to develop a $435 million healthcare campus on 52 acres in southwest Florida. The project will feature a five-story, 416,000 SF hospital with 168 patient rooms, 10 operating rooms, and 44 emergency department beds, as well as a 125,000 SF medical office building featuring an ambulatory surgery center.

TCC leases 68,000 SF to Johns Hopkins Health System Corp. At The Wellness Center at West Falls in Falls Church, VA.

LEASE SIGNED: Trammell Crow leases 68,000 SF to Johns Hopkins Health System Corp. At The Wellness Center at West Falls in Falls Church, VA. The 126,000 SF, six story, Class A medical office building, delivered in February 2024, is located at 7171 Cardinal Lane in Falls Church. The healthcare system will occupy the fourth, fifth, and sixth floors to provide primary and cancer care services. JLL’s Andy Thau, Conn Curry, and Yorke Allen are leasing the remaining space.

LEASE SIGNING: NEVHC leases 13,369 SF at 17909 Soledad Canyon Road in Santa Clarita, CA.  Northeast Valley Health Corporation (NEVHC) has signed a 13,369 SF lease at 17909 Soledad Canyon Road to expand its medical and dental services in the Santa Clarita and Canyon Country areas. JLL’s Chris Isola (EVP) and Bryan Lewitt represented NEVHC, while Intertex Property Advisors represented the landlord, Intertex HE Deerpath, LLC.

JLL arranges $13.4M refinancing for Goodyear Medical Plaza in Arizona. JLL Capital Markets has secured a $13.4 million loan on behalf of PMB for Goodyear Medical Plaza, a 47,483 SF, single story, Class A medical office building redeveloped from a former movie theater. The property, 99% leased to Abrazo Health and affiliated tenants, is located at 1325 N. Litchfield Road on the Abrazo West hospital campus in Goodyear, AZ. The JLL deal team was led by Daniel Digerness.
